Get results in days, not monthsResults in days, not monthsHome builder PPC is pay per click advertising on Google, organized so a family searching for someone to build on land they already own is never mixed in with a buyer who wants a finished house in a community by the end of the summer. Those are two different purchases, with different timelines, different questions and often different people answering the phone.
This page explains how we structure PPC for home builders: the keyword themes that matter by intent, the negatives that protect your budget, how the account follows a sale that can take many months, and what managed ads cost.
Keywords and intent
| Search theme | How people type it | What the searcher wants | How the account treats it |
|---|---|---|---|
| Custom, on your lot | "custom home builders near me", "build on your lot", "who builds homes on private land in [county]" | A landowner who is ready to meet a builder and talk about site, budget and design | Its own campaign. Ads speak to lot review and the design process. The landing page leads with a short request form for a site walk. |
| Community and floor plans | "new construction homes in [town]", "[community name] floor plans", "four bedroom new build [city]" | A buyer comparing neighborhoods, school zones and plans | One campaign or ad group per community, each with a matching page. Paused or retired when the last lots are spoken for. |
| Quick move-in and inventory | "move-in ready new homes", "new homes ready now", "spec homes [city]" | A buyer with a date: a lease ending, a job move, a sale closing | Ads and page reflect what is actually available this month. Phone and tour booking are the priority, so call settings get extra care. |
| Model homes and sales center | "model homes near me", "new home open house this weekend" | Someone ready to walk through a house today or tomorrow | Location and hours drive it. Ads run when the sales center can greet people, with directions and a tour button. |
| Cost research | "cost to build a house in [state]", "price per square foot to build" | Early-stage curiosity, often far from a decision | Treated carefully. Often kept out of paid search, or sent to an honest guide with a soft next step so you pay for it knowingly. |
| Specialty builds | "barndominium builder", "modular home builder", "accessible home builder", "ADU builder" | A narrow, specific project | A tight ad group only for the types of build you really take on, with copy that names it plainly. |
| Builder name and communities | Your company name, community names, "[your name] reviews" | Someone who already knows you and is checking you out | Kept in a separate branded campaign so reports are not flattered by people who were already coming to you. |
| Comparison shopping | "best home builders in [city]", "top custom builders near me" | A shopper building a short list | Bid with restraint. Copy gives reasons to meet you (process, warranty approach, communication) without claiming to be the best. |
Why builders are different
A plumber is hired the same day. A home builder may talk to a family for most of a year. That changes almost every decision in a Google Ads account. The first click rarely becomes a contract, so you cannot judge a campaign by contracts signed in the same month it spent money. You judge it by whether the right people are reaching the right next step: a booked lot walk, a design consultation, a tour of a model, a call returned the same afternoon.
It also means the metric that matters most is not on Google at all. It lives in your CRM or your sales manager's spreadsheet. We set up conversion tracking for calls, forms, chat and appointment bookings, and then ask your team to mark which inquiries reached a consultation and which reached a contract. When that information is fed back, bidding can favor the searches that lead to real conversations, not just the ones that generate the most form fills.
Housing ads also carry special rules. In the United States and Canada, Google restricts certain targeting options for housing, employment and consumer finance advertising, including some demographic choices and ZIP code targeting. A builder's new-home ads can fall into that area, so we build geography from cities, counties and radius around your communities or service area, and we ask you to read the current Housing, Employment and Consumer Finance policy page before launch. Financing offers, if you advertise them, can bring their own requirements.
Finally, the product is partly inventory. Lots sell, plans retire, incentives end. An account that keeps advertising a sold-out community burns money and irritates callers. Someone has to own the update cycle, and in our accounts that is a standing item in the monthly review.
Negatives
Job seekers
Terms such as home builder jobs, framing crew openings, superintendent salary and apprenticeship. They look like interest in building and are not buyers.
Owner-builders
Searches about building a house yourself, owner builder loans, free house plans and kit homes. Remove them unless you offer plan sets or owner support.
Entertainment
Home builder game, house design app, Minecraft house and toy building sets pull in clicks from people who will never call.
Investors
Homebuilder stocks, housing starts, earnings reports and builder indexes are finance and news searches.
Wrong product
Houses for rent, foreclosures, for sale by owner and used mobile homes. Allow these only if you really list resale or manufactured homes.
Trade buyers
Lumber, trusses, windows, concrete and similar. A supplier wants these clicks. You do not.
Different job
Kitchen remodel, roof repair, bathroom renovation and deck add-ons, unless you handle additions and want them.
Out of area
Counties, towns and lifestyle searches (waterfront, mountain, island) outside your territory, plus communities that belong to other builders.
How the account is built
We sit down with whoever runs sales and write out the path: inquiry, call back, lot walk or tour, design consultation, selections, contract. Two or three of those become the conversions the account is built to produce.
Custom on-your-lot, each community, inventory homes, model home visits and brand each get their own budget line, so you can see what each is doing and shift money between them.
Calls from ads and from the website, forms, chat and text are counted separately. Signed contracts from your CRM are imported back later so bidding learns from outcomes, not form volume.
A landowner lands on a lot review page, a community searcher on that community with plans and a lot map, an inventory searcher on the homes available now. Nobody lands on a generic home page.
Ads lean toward the hours your sales center and phone staff can answer. Weekend traffic is treated differently from weekday traffic because many families tour then.
Search terms are read, negatives added, sold-out communities retired, new phases and incentives added. We report on conversations and consultations booked before anything else.
What management costs
Questions builders ask
Often yes, for the reason that makes it feel risky: each contract is large. Work backward from the gross profit on one signed home and how many consultations it usually takes to get one. That tells you how much you can responsibly spend per consultation. If the number works, PPC can fill the calendar. If it does not, we will say so before you commit to anything.
Our paid ads management starts at $895 a month for one platform, $1,595 for two and $2,295 for three. Ad spend is separate and goes straight to Google, Bing or Meta. There is no setup fee and no contract. The right spend level comes from your numbers, not from a rule of thumb.
Both, kept apart. Community campaigns carry plans, lots and incentives and can be switched off when the neighborhood sells out. A company campaign covers custom and on-your-lot searches. Separating them also shows you which community actually produces tours, and it keeps a slow neighborhood from quietly eating the budget that a busy custom pipeline could have used.
They can. Google limits some demographic and ZIP code targeting for housing ads in the United States and Canada, and the policy has details we cannot summarize safely here. We target by city, county and radius, and we recommend you read the current policy page and your own fair housing obligations before launch.
We count the steps along the way: calls answered, tours booked, design consultations held. Then we ask for contract status from your CRM and import it, so you can see which search themes lead to signed work even though the lag is long.
Local Services Ads are only available in certain service categories and regions, and many builders are not eligible, so check Google for your category before planning around them. Standard search campaigns are the main tool for most builders, with Meta as a support channel for model homes.
Use call tracking that records which campaign produced each call, route calls to the people who can book a tour, and decide what happens after hours. A missed call from a buyer who has searched for a builder is one of the more expensive mistakes in the account.
Separate campaigns again, with their own copy and page. Lot sales and renovation attract different searchers and different negatives. Mixing them lets one kind of cheap click take the budget meant for another, and it makes the report impossible to read. Keep each service line in its own campaign with its own tracking and its own landing page.
Campaigns usually go live within days of the tracking and pages being ready. The first few weeks are for reading real search terms and tightening the account. The deeper answer, which themes lead to contracts, takes longer because of how long homes take to sell.
